Dubai Creek Gardens breaks ground with a $817m investment, more than 1,400 homes, 70% green space and the UAE’s first Westin and Renaissance residences.

A major AED3bn ($817m) residential development featuring more than 1,400 homes and the UAE’s first Westin and Renaissance branded residences has broken ground in Dubai Healthcare City.

Dubai Creek Gardens is being developed by Global Partners in Healthcare City (DHCC) Phase 2 and is scheduled for completion in 2030.

The master-planned development will span more than 127,000 square metres along Dubai Creek, with 70 per cent of its total area dedicated to landscaped gardens, parks, sports facilities and wellness-focused open spaces.

It will also include retail and dining offerings as part of a low-density, nature-integrated community. The UAE’s first Westin and Renaissance branded residences will be developed in collaboration with Marriott International.

Dubai Creek Gardens breaks ground

The groundbreaking ceremony was held at DHCC Phase 2 and attended by representatives from Dubai Healthcare City Authority (DHCA), Global Partners Ltd, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.

Issam Galadari, CEO of Dubai Healthcare City Authority, said: “Global Partner’s AED3 billion investment in Dubai Creek Gardens reflects the continued confidence of leading investors in DHCC Phase 2 and its potential as an integrated destination for healthcare, wellness and lifestyle.

“Developments of this scale and quality contribute to our vision for the destination by creating an environment where people can live, work and access world-class healthcare and wellness services within one connected ecosystem.

“By enabling high-quality developments that place wellbeing and quality of life at their core, we remain committed to supporting Dubai’s wider vision for sustainable urban growth while creating an environment that meets the evolving needs of the people and businesses that form part of the DHCC community.”

DHCA is a founding shareholder of Global Partners Property Fund II, an arrangement intended to enable long-term investment in the continued development of the destination.

70% of development dedicated to open spaces
Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, said dedicating 70 per cent of Dubai Creek Gardens to landscaped areas represented a move away from a density-led development model.

He said: “Dubai Creek Gardens represents a forward-looking investment in the future of residential living in Dubai, reflecting our long-term confidence in the emirate’s continued growth.

“We selected DHCC Phase 2 for this development because of its strategic location and the opportunity to create a distinctive residential destination that complements its growing healthcare, wellness and lifestyle ecosystem.

“Dedicating 70% to landscaped gardens is a deliberate departure from the density-first model that has defined much of the market and reflects how we believe the next generation of institutional-grade residential products in Dubai should be built.”

The project supports the Quality of Life Strategy 2033 and the 2040 Urban Master Plan, which seek to expand green and recreational spaces and develop sustainable, people-centred communities.

Dubai Creek Gardens is being developed as the city’s population is projected to reach 5.8 million residents by 2040.

UAE-first Westin and Renaissance residences

Sandeep Walia, Chief Operating Officer, Middle East & Africa, Luxury, Europe, Middle East & Africa at Marriott International, and Global Leader of Design Hotels, said: “We are excited that Dubai Creek Gardens will be home to the UAE’s first Westin-and Renaissance-branded residences.

“With thoughtfully designed homes, amenities and hospitality-inspired services, homeowners can expect a lifestyle centered around holistic wellbeing within a walkable community that integrates daily living, work and leisure.”

Creek Gardens is scheduled for completion in 2030 and will expand the residential, hospitality and lifestyle offering within DHCC Phase 2.

Dubai off-plan property sales

Off-plan properties accounted for between 71 per cent and 76 per cent of monthly Dubai property sales between May and August.

Off-plan villa and townhouse sales increased 27 per cent year-on-year during the second quarter, while the value of those transactions climbed 83 per cent.

Luxury off-plan sales valued above AED15m ($4.1m) were also 12 per cent higher year-on-year in August.

Betterhomes said buyers were becoming more selective, with developer track record, location, payment terms, property specifications and delivery timelines becoming increasingly important as the volume of available property increases.

Dubai property supply in 2026 and 2027

Around 74,100 homes are expected to be completed in Dubai during 2026, with supply weighted towards apartments.

The number of potential completions is expected to increase substantially in 2027, when approximately 160,700 units could enter the market.

Betterhomes said the additional supply is unlikely to affect every part of Dubai equally. Apartment-heavy communities with large volumes of similar stock could experience greater competition between landlords and sellers, while villa and townhouse supply remains comparatively limited.

Waind said: “What we saw this summer was that demand is still there, but buyers are taking a more considered approach. With more supply coming through, they’re looking much more closely at location, quality and price.

“The best properties should continue to hold up well, but I think we’ll see a clearer gap between the parts of the market that are well positioned and those that aren’t.”
