2. Using This Website

You may use this website for lawful, personal and informational purposes. By using it, you confirm that you are legally able to accept these Terms & Conditions.

You are responsible for ensuring that anyone accessing the website through your device or internet connection is aware of and complies with these terms.

Accessing this website does not create a client, advisory, agency, brokerage, employment or contractual relationship between you and Rosenheim. Any services we provide will be subject to separate written agreements, regulatory requirements and transaction-specific documentation.

3. Website Information

We take reasonable care to keep the information on this website accurate and current. However, property information, market conditions, prices, fees, availability, regulations and other details may change without notice.

Website content is provided for general information only. It should not be treated as legal, financial, mortgage, tax, investment or other professional advice.

You should obtain independent professional advice and verify all material information before making a property, financial or investment decision.

4. Property Listings

Property listings are subject to availability, contract and confirmation by the relevant owner, landlord, developer or authorised representative.

Prices, rental amounts, payment plans, completion dates, service charges, property sizes, specifications, amenities and availability may change without notice.

Photographs, videos, floor plans, maps, computer-generated images and development visuals are provided for guidance. They may not represent the property’s current or final appearance. Measurements and locations shown may be approximate.

No property description, image, plan or statement on this website forms part of a binding offer, representation, warranty or contract. Users should verify the property’s condition, ownership, permitted use and transaction details through appropriate documentation and professional inspections.

5. Calculators and Valuations

Any mortgage, rental yield, buy-versus-rent, property valuation or similar tool available through this website provides an estimate based on the information entered and the assumptions used.

Results are indicative only. They may not include all transaction fees, financing costs, service charges, maintenance costs, insurance, taxes, market movements, rental changes or lender requirements.

Calculator results do not constitute a formal valuation, mortgage offer, investment recommendation or guarantee of future performance. Actual costs, returns, repayments and eligibility may differ.

You should speak with qualified property, mortgage, legal, tax or financial professionals before relying on a calculation or proceeding with a transaction.

6. Property Valuations

Any preliminary property valuation provided through the website is intended to offer an initial view of a property’s potential market position.

A valuation may consider information such as location, size, layout, condition, view, comparable transactions, current listings and market demand. Its accuracy depends on the information available at the time.

A website valuation is not a formal survey, certified valuation, bank valuation or guarantee of the price that may be achieved through a sale or lease.

7. Third-Party Services and Introductions

We may introduce users to third-party providers offering services such as mortgages, foreign exchange, conveyancing, insurance, maintenance, property management or holiday home operations.

Unless expressly stated otherwise, these providers operate independently and under their own terms, licences, policies and regulatory obligations. An introduction does not constitute an endorsement, guarantee or acceptance of responsibility for their services.

You are responsible for reviewing the provider’s terms and conducting appropriate checks before entering into an agreement with them.

8. Enquiries, Viewings and Transactions

Submitting an enquiry, requesting a viewing, registering an interest or contacting an agent does not reserve a property or create a binding agreement.

A property transaction becomes binding only when the necessary documents have been agreed, signed and completed by the relevant parties in accordance with applicable requirements.

You are responsible for providing accurate, current and complete information. Rosenheim may be unable to process an enquiry or provide a service where the required information is incomplete or incorrect.

9. Career Applications

When applying for a role through this website, you confirm that the information and documents you provide are accurate and that you are authorised to submit them.

Submitting an application does not guarantee an interview, offer of employment or response. We may retain and process application information in accordance with our Privacy Policy and applicable law.

Please do not include unnecessary sensitive personal information in your CV or application.

10. Communications

When you contact us, you authorise Rosenheim to respond using the contact details you provide. This may include communication by telephone, email, WhatsApp or another channel selected by you.

Marketing communications will only be sent where you have provided consent or where otherwise permitted by applicable law. You may unsubscribe from marketing emails or withdraw your consent at any time.

16. Limitation of Liability

To the fullest extent permitted by applicable law, Rosenheim will not be liable for indirect, incidental or consequential loss arising from the use of, or inability to use, this website.

This includes loss arising from reliance on property information, calculator results, market commentary, third-party content, external links or unavailable website features.

Nothing in these Terms & Conditions excludes or limits liability that cannot legally be excluded, including liability arising from fraud, fraudulent misrepresentation or any other responsibility protected by applicable law.

17. Separate Agreements

Property transactions and professional services may be governed by separate agreements, forms, booking documents, tenancy contracts, brokerage agreements, management agreements or third-party terms.

If a separate written agreement conflicts with these website Terms & Conditions, the separate agreement will take precedence in relation to the relevant service or transaction.

18. Changes to These Terms

We may update these Terms & Conditions to reflect changes in our services, website functionality, business practices or legal requirements.

The revised terms will be published on this page with an updated revision date. Continued use of the website after an update constitutes acceptance of the revised terms.

19. General Provisions

If any part of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions will continue to apply.

A delay or failure by Rosenheim to enforce any provision does not constitute a waiver of its rights.

These Terms & Conditions, together with our Privacy Policy and Cookie Policy, form the agreement governing your use of this website.

20. Governing Law and Jurisdiction

These Terms & Conditions are governed by the applicable laws of the United Arab Emirates and the Emirate of Dubai.

Unless mandatory law or a separate written agreement requires otherwise, disputes relating to the website or these terms will be subject to the jurisdiction of the courts of Dubai.
